Real Estate in Jackson Hole

What can you say about real estate in Jackson Hole? It would have been a great investment 10 years ago. It would probably be a great investment today. My personal experience is that in 1990 I sold a two bedroom small condo in the Rafter J subdivision of Jackson Hole for about $100,000 and now that same condo is valued at $500,000, which is more money than I have made since leaving Jackson Hole. If only! But if you want to buy a piece of property in Teton County, it is going to be very expensive because most of the county is federally protected wilderness. There is some very small percentage that can actually be sold, hence the reason many people are looking at the outlying communities, down around Hoback Junction, over in Alpine in Idaho...or maybe up near Dubois, although there isn't much snow up there. But real estate is huge in the valley. It is a fantastic investment no matter what level you are playing at. And it is a fantastic place to live or have a second home, so if you can swing it financially and there is almost always a way to do that, then buy a little one or two acre plot, maybe over on the other side of the Tetons, wherever. Build a nice log home there if you want or just sit on the land and pay the taxes. In a few years you will do very well with the appreciation. The bank will love you for your smart investment. There is a fortune to be made for a shrewd investor. In fact you would almost have to be a complete idiot not to make money.

That's right. Half a million dollars for a lot with no house and it is just going to go up!. Ridiculous? Perhaps, but if you buy it, in five or seven years it will probably be worth a million. Why? There is just a very limited amount of land in Teton County.
